Objectives
Understand client’s space utilization requirements for optimal operational needs; implement cost controls; prepare RFP for proper team selection to meet the unique requirements of the space; meet requirements for unique user experience; deliver fully functional bar atmosphere; and maintain open visibility of the Times Square cityscape view. Worked alongside TPG Architecture, JRM Construction, smartengine|wtec, National Technology Group, Robert Derector Associates/RDT, One Lux Studio,71 Visuals Benhar Office Interiors and AFD Contract Furniture for a successful project completion.

– Streamlined procurement process by engaging a CM and repurchasing long lead items.
– The new office space is a smart-energy efficient space, with key features including real-time monitoring of lighting usage and costs, indoor air quality assessment, sensory equipment for energy efficiency, which continuously monitors carbon emissions for better management, as well as attention to occupier comfort.
– Smartengine lighting technology was introduced, resulting in 70% reduction in lighting loads along with overall reductions of tenants operating expenses for electric/lighting usage
