James Pirot is the Managing Partner of Pirot & Associates llc, a nationally recognized Real Estate Advisory firm with a focus on Asset Management, Property, Facility and Project Management Services. For the past 40 years, Jim has operated and managed commercial, residential, industrial, retail and hotel properties in New York and throughout the United States. His experience provides both owners and occupiers with project advisory and management solutions that meet their ever-changing needs. He approaches his role as a full service project advisor integrated into the client’s operating and cultural requirements. With a diversified client base, Jim has experience in working through various Real Estate financial and physical challenges facing today’s vast array of portfolio needs locally, nationally and on an individual basis.
Industry Leadership
Over the last four decades, Jim has served in several prominent positions. Among them has been as Managing Principal Cresa, where he established and led the Design and Construction team for multiple projects nationally. He also served as Executive Director of Facilities and Real Estate at the School for Visual Arts (SVA) in New York City, where he managed a portfolio of properties with over one million square feet of academic, administrative, and student housing sites throughout New York City. He was part of the team that developed two ground-up student dormitories, providing housing for over 500 students
Earlier roles he served as a Principal of Design & Construction Consulting Services for The Staubach Company, he used his experience from property management to focus on project management. Early in his career he held the position as a Senior Vice President of Property Management and Operations for the Helmsley Organization (Helmsley Spear, Helmsley Noyes and the Helmsley Hotels), he oversaw the operations of over 20 million square feet across the country within the Helmsley Organization. In New York, Jims responsibilities included the financial and operational oversight for properties that included the Empire State Building, One Penn Plaza, 140 Broadway, Starrett Lehigh, as well as the Helmsley chain of Hotels nationally.
Jim also founded and chaired a Power over Ethernet (PoE) Advisory Board, bringing together leaders across real estate, utilities, and building services to advance IoT-enabled smart building standards.
Education, Affiliations & Community Leadership
Jim has attended NYU School Of Real Estate, Hunter College, gaining Certifications in Construction Management and Environmental licensing. His affiliations included the Real Estate Board of New York, Building Owners and Managers Association, CoreNet. He is also a former member of the Real Advisory Board on Labor Relations. He is currently a sitting Board Member for the RWJ Children’s Specialized Hospital in NJ, He is the Chairman for New York City Real Estate and Construction Group representing the Tunnel 2 Towers Foundation.
- Chair, Annual Walk n’ Roll Fundraiser (2024) — Leading a major community fundraising initiative for Children’s Specialized Hospital Foundation.
- Co-Chair, Commercial Real Estate & Construction Professionals Committee, Tunnel to Towers Foundation — Guiding the annual cocktail fundraising event supporting frontline responders, military personnel, and their families.
