Objectives
Understand client’s space utilization requirements for optimal operational needs in a first-generation space on one of the top floors of a new high-rise tower; provide a unique user experience with smart building technology effecting multiple offices, conference areas, and an architectural floating wall leading to a full barista area overlooking Manhattan’s Grand Central District. Worked alongside SPECTOR, Clune Construction, smartengine|wtec, National Technology Group , Shem Milsom&Wilke, AMA group, Bliss-Fasman, Longman Lindsey, USIS, 71 Visuals, Milrose consultants, Measure Up and Jacobs|Doland|Beer for a successful project completion.
Awards:
- 2023 American Institute of Architects Excellence in Architecture Award (Spector Group)
- 2023 Award of Merit for commercial interiors (Clune Construction)
Challenges:
- Execute a high-level project while maintaining budget and tight timeframe constraints to maintain tenant free rent period.
- 1 Million dollar budget reduction.
Unique Features:
Smartengine lighting technology was introduced, resulting in 70% reduction in lighting loads along with overall reductions of tenants operating expenses for electric/lighting usage.
